The Burnham at Woodlawn Park, Chicago, IL
Preservation of Affordable Housing, the City of Chicago, and a strong coalition of community-based organizations and stakeholders are transforming Woodlawn into a “neighborhood of choice”—a transformation centered on the redevelopment of three city blocks along South Cottage Grove Avenue between East 60th and 63rd Streets. The Burnham, a 5-story, 65-unit residential building for seniors, marks the third redevelopment phase of the distressed Section 8 Grove Parc Plaza.
The residential floors consist of 60 1-bedroom units and five 2-bedroom units and contain a laundry room, storage room, and a small lounge. Each unit includes a kitchen, bathroom, and individually controlled HVAC fan unit. The units feature efficient lighting, water-conserving fixtures, Energy Star appliances, low VOC paints and adhesives, environmentally preferable flooring, and exterior venting exhaust fans in the bathrooms and kitchens. The Burnham has received LEED Gold Certification.
The Burnham also includes a community room with a full kitchen, exercise room, library, and lounge. The building utilizes green features such as permeable paving and a community garden to aid on-site stormwater management.

We Live Here
Prior to designing the Burnham, LBBA began a process to support “aging in place” for Woodlawn residents by embarking upon an interview process with Grove Parc seniors and various neighborhood stakeholders, called “We Live Here.” “We Live Here” began a conversation to establish a mutual understanding of “aging in place” as well as the assets, needs, and desired outcomes considered indispensable for the future of the Burnham and Woodlawn as a whole.
